Most prefab factories say "price on request" and quote you only after you've spent half an hour describing your project. We think that's backwards. So we publish ranges by direction, before you ever talk to anyone.

How a final price is built.

The number on a quote isn't one number — it's six. Here's what's in it, in roughly the order of size.

  1. Base structure. The biggest line item — foundation, frame or panels, roof, exterior cladding, windows and doors. Typically 50–65% of total.
  2. Engineering and permits. Structural calculations, fire and acoustic analysis, planning and building permits. 5–10%.
  3. Site work. Foundation preparation, access road, utility connections, drainage. 10–20% — varies a lot by plot.
  4. Finishes and MEP. Interior finishes (floors, walls, ceilings), mechanical/electrical/plumbing, kitchen and bathrooms fitted. 15–25%.
  5. Logistics and assembly. Transport from factory, crane time, on-site assembly crew, accommodation if remote. 3–8%.
  6. Country VAT and local fees. VAT 0–25% depending on country. Local fees vary.

We always tell you which line is doing the most work in any given quote. If two factories come back with very different numbers, the difference is usually in lines 1, 3 and 6 — not in the headline price.

Three readiness levels.

You don't always need the factory to do everything. Pick what makes sense for your project:

Turnkey

100% of the range. You move in. Everything done, plugged in and finished. Best when you don't want a second project after the house is built.

Weather-tight shell

≈ 70–80% of turnkey. The structure, roof, windows and doors are done by the factory. Interior finishes are on you or your local contractor. Best when you've got a trusted finisher or want to spread the work.

Kit (DIY-assembled)

≈ 40–60% of turnkey. The factory ships a structural kit — CLT panels, frame components, sauna kit — with instructions. You (or your crew) assemble. Best for builders, remote sites and sauna / pod scale.

Why ranges, not a single number.

FAQ

Common questions about pricing.

Do you charge clients?

No. The factory's tendered price is what you pay — never a markup. We're paid a flat network fee by vetted producers, the same regardless of which one you choose.

Are quotes binding?

Initial quotes during Match (Phase 2) are indicative. The quote in your contract (Phase 4) is binding within the change-order rules. We explain those rules before you sign.

What if I want to compare your quote to my own architect's estimate?

We encourage it. An independent estimate is one of the best sanity checks you can run. If your architect comes back lower, we'll either explain why or help renegotiate.
